The City of Xenia is soliciting proposals from qualified development teams for the purchase and redevelopment of a City-owned 5.6-acre vacant lot located in downtown Xenia at 200 West Main Street, Xenia, Ohio. The selected development individual, firm or team will enter into an agreement with the City to purchase and redevelop the property.

The developer must have demonstrated expertise and experience in similar redevelopment projects involving commercial and/or mixed-use development in an urban setting. The developer must also have the financial capacity to complete a selected project.

In order to receive notices regarding updates to the RFP prior to the due date, respondents may submit an email of interest on or before February 28, 2020. The email, though not required, should contain the firm name, contact person, mailing address, phone number and email address.

Proposals shall be submitted to the City of Xenia no later than 4:00 PM on March 20, 2020.

This property represents a unique opportunity for dense, urban mixed-use development on a busy thoroughfare in the historic core of a growing city. The property is the former location of a Kmart store, which was built in 1979 and closed in 2014. The City acquired and demolished the building in 2017. The City would like to see the property redeveloped with a mix of uses and urban design that complement and enhance the adjacent historic downtown.
